Text Box: Real Estate Inspectors in Juneau

 

 

 

Until recently all real estate inspections in Juneau were called “Engineer’s Reports” and were performed by Civil Engineers, Architects, Contractors or anyone who wished to do them.  In most of the rest of the United States and Canada, licensed or unlicensed Home Inspectors have done the bulk of this service.  Since July of 2004, the State of Alaska has licensed Home Inspectors and allowed only the following categories of individuals and firms to legally perform real estate inspections in Alaska: 

 

Who Can Perform Real Estate Inspections?

·     Alaska Licensed Home Inspectors*
Licensed Home Inspectors are the only professionals who may call themselves “Home Inspectors.”  Licensing requires passage of a national Home Inspection exam, insurance, bonding, proof of continuing education credits, and adherence to state standards of practice which require reporting on the home’s structure, exterior, roofing, electrical, plumbing, insulation, heating, ventilation, interiors, air-conditioning, and fireplaces and wood stoves.  Typical reports are 20 to 40 pages long.  Standards of Practice may be reviewed at:  http://www.ashi.org/inspectors/standards/standards.asp.

·      Alaska Licensed Engineers and Architects
Engineers and Architects who are not licensed Home Inspectors are allowed to inspect houses and prepare inspection reports stamped with their professional seals.  Such inspections may not include the term “Home Inspector” under the new law.  There is no requirement for special training, continuing education, insurance, bonding, or standards of practice for these inspections.  The scope of these reports are not uniform but usually cover observed structural, exterior, roofing, ventilation and plumbing defects and may or may not include other aspects of the home’s systems and components. 

 ·      Alaska General Contractors with Residential Endorsement & Real Estate Appraisers
Contractors and Appraisers are allowed to perform inspection activities within the scope of their registration.  This does not include full home inspections for real estate sale or purchase.

The following is intended to be a list of firms and individuals that were actively performing real estate inspections of houses in Juneau as of June 2006 with some recent departures.  It is possible there are others doing this work and their omission is unintentional.  If you know of additions or corrections, please assist in updating this list.
